run unlocktool latest version
select platform mi
select security - recovery
now put phone in recovery mode by pressing both vol+ and power then select mi assistant for sideload
connect phone usb cable to pc and click (sideload) reset/disable mi account
wait till done

for frp = same procedure - just select (sideload) erase frp
